OUR SERVICES FOR LANDLORDS
The Company provides a variety of services from 'Find a Tenant' to a 'Full Management Service'. We will help each landlord to tailor the services they require.
Our Services for Landlords includes:
Free Rental Valuation.
Advertising for a suitable tenant/ tenants.
Accompanied viewings at all times.
Vetting potential tenants including credit checks, recording proof of identity and suitability confirmed for prospective tenants.
Inventories recorded and a copy issued. This includes decorative order, carpet condition, furniture, any out buildings and garden condition.
Confirmation of moving in date and Tenancy Agreements drawn up.
Arrangement of gas safety prior to moving in date as required by law. If one is already held for the property, we will require a copy (and one Annually thereafter).
Arrangement of EPC (Energy Performance Certificate) as required by law. If one is already held for the property, we will require a copy (these are valid for 10 years).
Arrangement of Mandatory EICR (Electrical inspection Condition Report) Valid for 5 years.
Meter readings will be taken and recorded prior to moving in. Tenants will be responsible to inform Utility Companies, so please provide us with these details.
Inspections will be carried out after 3 months of the tenant moving in and 6 monthly thereafter. A check out inspection will also be carried out upon vacation.
Repairs at the landlord’s request and after price confirmation. Access will be arranged with the tenant.
Renewal of existing tenancies if required, otherwise tenancies will remain on a periodic basis, with the tenants receiving two months notice to vacate and the landlord receiving minimum one months notice of the tenant vacating. We will re-market the property in this instance as soon as we have been issued notice unless otherwise advised and the fee for finding another tenant will apply.
Rents on managed properties will be paid to you after deduction of the monthly management fee.
